You may think your building is operating efficiently, and that there aren’t any major issues wrong with it, but having commercial building commissioning performed will show you issues with your building and how it is wasting energy efficiency. An HVAC Commissioning is the process that ensures a building’s environmental systems are designed, installed, functionally tested, and are fully capable of operating and able to be maintained according to operational needs.
A U.S. Department of Energy funded study found that commercial buildings, both existing and new, have numerous deficiencies, with an average of 62 deficiencies in new construction buildings and an average of 32 found in existing buildings. This survey revealed that very few, if any, commercial buildings are performing as they were intended, and that there is an incredible amount of wasted energy and money because of this. In some cases found during the survey, up to fifty percent energy savings were obtained from having a commercial building commissioning performed and the found issues fixed.
The savings for the building were made up of two parts: the immediate energy efficiency not costing as much in energy costs, and the savings from lowering maintenance costs and improving the lifetime of equipment. Existing building commissioning had a median energy cost savings of 15%, which paid for the cost of the commissioning service and the repairs within an average of 0.7 years. Buildings that had a commissioning service performed also experienced longer equipment lifetimes and lower maintenance issues, further increasing the payback of the cost of commissioning. If all existing buildings were properly commissioned, the study found that over $18 billion in energy costs could be saved.
New building commissioning and correcting the errors found made up an average of 0.6% of the building’s total construction cost, but the energy savings alone paid for that cost within 4.8 years of operation.
The investigators for this survey evaluated all of the costs and benefits that go into operating a commercial building, and found that commercial building commissioning is one of the most cost-effective ways to improve energy efficiency and decrease operating costs in a building.
